Here's a a new type of development by Mah Sing:

I have drove about looking for the Icon Mt Kiara, only to realise it is not ready and its show room is located all the way in Jalan tun Razak....That was 6 months ago.

Now Mah Sing's Lego like building is going to be replicated in SS8 PJ.
I find the concept unique as it is not a typical rectangular shaped building. Its building's innovative justaposed boxed like design has its advantages as it maximizes the number of units of home, shops facing the windows. Not only that, with its new design people can look out and have more than 180 degrees of view up in the sky. The whole city concept is also built in an oval shape which smooth out the traffic flows of human and cars similar to the Curve.

Will it be the next Mid Valley City?

Tangkas Arena is a light industrial factory development located in USJ- Taman SIME UEP. For the factory market, I truly believe its value has yet to be unlocked. There are only six key areas of new factory development in Selangor which are Kota Damansara, USJ, Glenmarie, Shah Alam and Old PJ, Bandar Sri Damansara.

Point number 1: All property prices have risen to above RM5 million in Kota Damansara (Leasehold) and Glenmarie (Freehold) for Semi D factory lots with built up of up to 4,000 sqft. Thus Tangkas Property located in Taman SIME UEP USJ which is Freehold, closed to highway exits in the nearby location would have potential appreciation with the Industrials aiming for upgrade in Subang/Puchong area.

Point number 2: An analysis on the 6 factory areas.
- USJ is very congested at the old factory development near Summit Hotel - not much appreciation
- Shah Alam have a lot of land bank yet to be developed - not much appreciation
- Kota Damansara - Appreciation has peaked and there is a sign of oversupply. Any further increase in price will limit potential buyers
- Glenmarie - Appreciation has peaked. Any further increase in price will limit potential buyers
- PJ Old Town takes time to re-develop. There are traffic woes due to rapid re-development - To wait and see
- Bandar Sri Damansara is relatively farther away from Port Klang (transportation hub) but have good population catchment. Property prices have risen relatively slower - To wait and see
- Taman SIME UEP is located close to the the LRT planning route, less congested, close to highways, price still relatively lower - should fetch good appreciation

Point number 3. The launched price was RM2.6 million so it has room for appreciation. It has unique features such as:

Today, a double storey terrace home in this neigboorhood could fetch as high as RM2 million in Desa Park City. That is more than 20% increase in value from last year...Incredible. Is there a property bubble in the making?

Really..I am starting to feel that property prices are increasing much faster than we Malaysian's average pay. With the increasing standards of living in Malaysia, everyone wants to stay in a gated and guarded community. But how affordable is it to an average Malaysian?

We had better be a high income earning society!

My latest research on super link and link houses prices in PJ/KL prime areas:
1. Freehold Guarded Link Houses - RM 600k-800k in Ara Damansara, Mutiara Damansara, Subang Jaya, Kota Kemuning
1. Freehold Gated and Guarded Superlink Houses - RM 1.2 - 1.3 million in areas such as Mutiara Damansara
2. Strata Titled Gated and Guarded link houses at Desa Park City - up to RM1.2-1.3 million
3. Semi - D's newly launched in PJ, KL Area - RM 2.6 million and above

So we can't buy a decent gated and guarded house if we are not a millionnaire?
Or do we have to succumb to buy apartments of small areas with security in the future?

Of course, right now we can still get some small link house in an unguarded area for a relatively affordable price in PJ. But with the renovation works required to replace leaking roofs, paints and pipes. Who wouldn't rather buy a new house?

PORSCHE PANAMERA

I wish I could share more pictures and insights to my luck in getting into one of the newly launched Panamera...but unfortunately I did not have my camera with me. As I doubt ourselves looking like any potential buyers of Porsches, I am sure the salesman who lugged us to unveil the Panamera under the covers hidden at the corner of the showroom in Naza probably couldn't wait to get his hands behind the wheel himself.

Here are some pictures of the new Porsche Panamera with only 20 units available in central Malaysia. Only in Shanghai did the gems got snapped up quickly.

There are some reviews online that spat on its ugliness, but to me it is the ultimate desirable man made machine with a combination of both sports car and saloon all in one, at a price tag of RM1.5 million! At choking 4.8 litres with a 400hp, the engine roars nicely at a step of a pedal. At a max speed of 175mph, one can probably reach Singapore in less than 2 hours without traffic.

In terms of driving comfort, the Panamera has extremely confortable seats for a sports car. One look behind the wheel and you feel yourself being in an airplane cockpit. The passengers seat are also made with ultimate luxurious feel with fully automatic rear seating system with folding center armrest and asymmetric split folding backrests. There are 8-way power seats (front) with electric adjustment of seat height, seat and backrest angle and fore/aft position with heaters. In addition to that, it has Park Assist and Active Suspension Management such as that of an aircraft which enables supreme driving over bumps. You can even manually control the car to suspend up and down! It has a 4 zone air condition system for all 4 seats and a Bose Surround Sound System. It also have a 3D navigation system at the dashboard.

Other than that, it really has too many buttons for me to figure out.

Really, could you get a saloon car with the need for speed all in one like this with any other car manufacturers? Some may think who needs a saloon when you want to do sports? and why sports when you want luxury saloon?

I think I do, but with the hefty price tag, who can afford?

First in the World NGV Kit

As much as I would avoid blogging about political issues, I try not to blog about my work here which fills my head every single day. In fact, in between the time I blog, I am still working..Yes, working (well, technically it should only take 5 minutes to write a post). I prefer to blog only about subjects to my interests which are stress-free, work free.

I will however make an exception here today because I would like to introduce my company's first in the world NGV (Natural Gas Vehicle) Conversion Kit that I am now selling into the market which will give the users better fuel savings and less trouble with their current conversion kits. (Yes, I have posted similar articles in NGV Forum Malaysia)

For those that are not aware what is NGV..let me do some introduction before I come to my product.

Basically, NGV is a vehicle using compressed natural gas as fuel instead of normal petrol.
CNG (Compressed Natural Gas) is the fuel of the future because:

1. Global Oil Supply volatile
2. Gas reserves more than oil reserves
3. Proven alternative fuel, more than 8 million CNG vehicles worldwide
4. Many countries have natural gas reserve or gas pipeline
5. Opportunity to use biomethane as renewable energy
6. substantial fuel cost savings
7. Extended travel range
8. Less air pollution
9. Road Tax Deduction
10. Government Encouragement

Currently in the market, there is the carburetor type CNG kit which have in alot of cases backfire problems. Backfiring are caused by uneven air/ fuel mixture in the gas intake manifold. The sequential kit (considered a premium product due to its higher price) was introduced to resolve this problem having the fuel injector placed in front of the intake valve port of the manifold so that fuel is injected straight into the combustion chamber when the air/fuel is being ignited. This however requires the user to drill holes in their engine manifold which is not so desirable.

Our revolutionary conversion kit is simply plugged into place with no need to drill holes in the engine. Our kit will have precise control of air/fuel ratio injected into the engine for proper flame propogation after engine ignition. This allow for minimum power loss and enhances the car's efficiency, almost similar to petrol.

Our kit is first in the world, so whoever is interested to reduce their petrol cost please drop me a note.

Although petrol prices are at its rock bottom, cheap petrol is getting scarce and there will be the day where we have to search for immediate alternative fuel. It is always better to make the change earlier...

Adam Lambert didnt win AI :( Nevertheless it was a great season finale with fantastic performances filled with a couple of surprises.. Kara ripping off her black dress to reveal her fantastic bikini clad body - that i know would have made the boys happy.

What however caught me by surprise was 63 year old Steve Martin's performance of "Pretty FLowers" on his 5 string banjo. I have since gotten hold of his album "The Crow" but Pretty Flowers is still my fav. The lyrics might make one "cringe" a little as it can be considered corny but it is still very very sweet..

RAVES AND RANTS - Confessions of a "Collectorholic"

WHen i was asked to blog..i happened to be clearing up my store room.. Hence, it was just too easy to blog about the stuff i found...

Yes, i am a self confessed 'hoarder'. I refuse to throw things that i deem as interesting/useful/unique/old/sentimental and the reasons go on...However, it is somewhat contradicting with me being a somewhat 'practical' person. What has thus happened is that i have somehow ended up convincing myself that it is ok to use the things i collect instead of them just sitting around collecting dust. A sample of the kinda 'junk' i collect would include coins, stamps, phone cards, stationary, bags,boxes, ribbons etc.

Now, back to me being practical, i figured that before i end up using up my collection of 'stuff' that i will immortalise my collection on the "world wide web'. I will soon be sharing each one of my collections - and I do hope that those interested will share their comments wih me. Also, most of my collections is up for sale to those keen...just give me a bid on the item you are keen and i will consider it.

To give a taster of the "stuff" i keep.. here are some photos of my paperbags.. i stress on SOME as this is just part of it.. there are more where they came from. Some go as far back as 1994 - 15 years ago. As mentioned earlier, i hae been wondering if i could make some spare cash from them.. turns out that there is indeed a market for them on ebay.. though it still puzzles me as to how one will be able to send by mail a 50*50inch paper back without it creasing...Nevertheless, anyone interested in purchasing paperbags, let me know - especially brand new and hardly used ones..

Time is a limited resource. As much as we hate to admit it, we each only have 24 hours on any given day to ‘do things’.

Since we each have a fixed amount of time in a given day/week/month/lifetime, we all probably want to spend it wisely. As such, when we are online we tend to spend more time on sites that are worthy of our attention. After all, who wants to waste time?

So, the big question is, where DO we spend all our time online? Which websites are more successful in capturing our attention compared to others?

Take a look at the chart below:

Only 20 domains capture a whopping 39% of all our time spent online.
Only 2.1% of our time is spent on Google.com (GOOG) (includes all sub-domains). This surprised me somewhat, given how much I think I use Google everyday. I still think I use Google quite a bit, but now realize I don’t spend much time on the site itself. Google is NOT a portal with loads of content. Gmail and Google News are the only services that I spend considerable time on. Search, Maps, etc are quick look-up utilities, as they should be.
Even if one adds time spent on Google's YouTube.com (#12) to Google.com’s (#5) tally — it still only adds up to 2.7%, and is well below time spent on Ebay.com (EBAY) (#4).

Location

It is Just off the Kota Kemuning interchange along Shah Alam Expressway (Kesas). I personally still think it is far-out from everywhere although it is well connected through highways It is only a good place if you intend to work in Shah Alam, Subang Jaya, Puchong or PJ.

Developer

Mah Sing Group is the company responsible for this development, which has a good track record of trendy and quality homes. One of the more reknown development is Damansara Legenda next to Tropicana. It also come with security. The gated & guarded modern living concept used to be enjoyed ONLY by residents in the SierraMas East & West but is apparently the trend now. Nothing New :P

Design

It has a grand entrance but the design of the house looks just like a replicate of Damansara Legenda, in and out! It is not the exact same but have quite alot of similarities in terms of layout plan. It is just like Casa Tropicana replicating their models in Mont Kiara i.e Casa Kiara etc.

There are 2-types of bungalow with zero-lot concept, high ceiling, generous sized master bedroom, large car potch etc. A cheap buy for bungalows I would say. Perfect for people who work from home maybe as it will cost a bomb to pay tolls to and fro, parking tickets and petrol to the KL city centre.

2-Storey Garden Bungalow (RM763,800/= [40x80 feet land area] [RM239 per sqr ft]
3 storey Bungalow (RM1,265,800/= [50x80 feet land area] [RM316 per sqr ft]

Conclusion:
1. Value Appreciation - Good, quality home expected to have value appreciation in 5-10 years. Good Develepor with track record. :)
2. Price - Good price :)
3. Security - Guarded :)
4. Location - Far out location from town. :(

The Blue Cow Cafe

Have anyone heard of the Blue COw Cafe? Not me, not until recently.

Yes, the name is catchy ain't it?
And it is one of the dog friendly place too beside Sid's Restaurant and Bar.
Wish there are a couple more of these places. It is so cosy and the food taste great. This shop owner is an Aussie serving plenty of fresh meat :)

Located in Plaza Damas No. 60, Jalan Sri Hartamas, I love this place because it is so easy to park your car you do not have to worry about finding a parking space. And you can enjoy a decent good meal in a cosy warm environment.

Not Haute Cuisine here, but definitely a meal for a relaxing Sunday. If you like English breakfast as much as I do, you can eat it for lunch too. You would not prefer to rush into a mad house shopping mall to get into a full crowded rowdy restaurant right? Unless you are in for Dimsum with friends and family...

The food is moderately priced. Of course it will be more expensive as compared to eating Wan Tan Noodles in the morning.

, I decided to pool some friends together to join me on an expedition up Broga Hill on Labour's Day at an unearthly hour, 5am :) With the directions given by the blog link, it isn't too hard to find the place even though one of my car pool buddy brought along his GPS Garmin.

Being a sleepyhead, I am surprised I managed to wake up in time at 4.30am to drive to meet my friends at 5.30am before going all the way to Semenyih. We reached the bottom of the hill at 6.30am and the entrance to the climb was already packed with cars. Seems like we were not the only ones.

Earlier this month, I was invited to an Australian International Property Fair. They were featuring the Sierra Grand Residential Resort. It is a property located at prime tourist area in Goldcoast and has all the standard luxury condominium facilities i.e eated indoor and outdoor lap pools, a fully-equipped gym, a sauna, steam room and spa. There’s also an all-weather tennis court along with a poolside terrace and dining area, even an in-house 20-seat theatre – ideal for entertaining family and friends. Best of all, it was located very near to a beach and a casino where it will get good rentals.

Now, other than the surface assessment of 1) Location 2) Price 3) Investment Purposes, what determines whether it would be a good investment? Let me share to you some of the analysis I have done:

Assuming a property is worth RM600,000.00 for a two room apartment. The payment required is as follows:
- 10% downpayment = RM 60,000.00
- 80% Bank Loan = RM480,000.00
- 10% Settlement = RM60,000.00 within 3 years
Assuming RM21,000.00 and RM2,000 in stamp and legal fees.

Total required investment is actually RM143,000.00 at present.

Payment:

With current all time low interest rate of 5.21%. With loan amount of RM480,000.00, the interest repayment will be RM25,000.00 (Note in Australia there is no penalty interest for early repayment of property loan)

Return:

Assuming rental income to be RM 30,000.00 per annum base on RM625.00 per week x 4 x 12 months.

After minusing RM 6,000 p.a for body corp, council/water rates and rental management, total repayment a year is Negative RM 1,000.00 from pocket base on conservative estimate. Thus, if rental rates increases, there will be positive income.

However, making further assumptions to your RM600,000.00 worth property.
1) The land is worth 60%of the total value
2) Building is 25% of total value = RM 150,000.00 depreciated within 40 years
3) Furniture and fittings is 15% of total value = RM 90,000.00 depreciated within 5 years
Total depreciation value of Rm3,750 + RM16,000.00 = RM21,750.00

Within 10 years, let us say your property is worth RM 1,000,000.00.
The capital gain tax is base on your resale value which will be RM 400,000.00.

In Australia, 50% capital gains tax discount has been in place for individuals and some trusts that acquired the asset after that time and have held the asset for more than 12 months.

Thus, the tax will be RM200,000.00 x 30% = RM 60,000.00 (Rough estimate)

So depending on the depreciation value given each year, the capital gain tax should be able to be offset within at least a period of 3 years. After the holding period, the property appreciation and gain in rental income should give good return of investment.

As Aussie Dollars to Malaysian Ringgit exchange rate is at all time low at 2.3, it seem like a good investment. To date, the exchange rate is 2.562. I foresee Aussie Dollars to strengthen again later. So, getting loans from bank at the current interest and foreign exchange rate to invest will be vital to sieze a golden investment opportunity.

Introduction to La Dolce Vita

I do not wish to stop writing just because work takes precedent. I would really love to cook and write a script for movies when I retire in life. And that is just part of the sweet things I want to do....

La Dolce Vita (meaning Sweet Life) is a name I have chosen for this blog because I want to believe that life is sweet..and if there is a taste of bitter, its existence is to make the sweet taste sweeter.

I believe The Secrets to happiness in life is that Positive Energy attracts good and great things in life. So we should always have positive thinking.

The meaning of La Dolce Vita:

Federico Fellini’s “La dolce vita” (the sweet life) is a famous, historic Italian film which celebrated its 50th birthday.

The film, is famous for its scene of Anita Ekberg in the Trevi fountain, and for inventing the name ‘paparazzo’. Fellini conceived his film in 1958 and shot it in 1959 with a subsequent premiere in 1960. The ‘dolce vita’ story is one of lust, boredom, envy, luxurious degradation and the extreme, strangely civilised, anarchy of the upper classes.
